A free consultation. No obligation, no pressure. Tell us what you want to build, where, and roughly when. We'll give you an honest read on what's realistic and what comes next. If we're not the right fit, we'll tell you.
Nothing formal. A rough idea of what you want, where it's going, your timeline and a budget range is plenty. If you have photos, sketches, plans or saved inspiration, bring them. They help us understand your vision faster.
Not at all. It's actually the best time. That's when the big decisions get made: land, layout, budget and financing. Calling early means fewer surprises later.
No. If you already have land, we'll look at it as part of planning. If you're still looking, talk to us before you buy. Zoning, access, septic and where the house will sit can all change what a lot is really worth to you.
Yes. We guide you through layout, materials and the decisions that match your vision to your budget. You'll understand every detail of your home before we start building it.
Every custom home is different. Size, design, finishes and your land drive the number more than anything. We'll give you realistic, transparent pricing for your specific project during a free consultation.
It depends on the scope, the condition of your home, how complex the structural work is, and your finishes. Older homes can hide surprises, so we look at your home in person before putting real numbers on paper.
That's normal, and it's fine. Tell us what you want to change. We'll price it and walk you through how it affects your schedule. Nothing happens until you approve it.
Most custom homes take several months to over a year, depending on size, design and weather. Once your plans and financing are locked in, you'll get a real schedule, not a guess.
Most large additions and full remodels take several months, depending on scope, permits and weather. You'll get a clear timeline before any work starts.
Josh, the owner. You won't be handed off to a salesperson or a project manager you've never met. Josh is your contact from the first call to the final walkthrough, and he's on the job site too.
We keep you in the loop with regular updates on progress, schedule and any decisions coming up. You'll never have to chase us for an answer.
Intentionally few. We take on a select number of projects at a time so every client gets real attention and the same standard of work.
It depends on the project. With many additions, you can stay in the house during construction. With a larger remodel, moving out for part of it can be safer and less stressful. We'll give you an honest answer during your consultation.
That's the goal on every addition. We match rooflines, materials, siding and trim so the new space looks original, not bolted on.
Yes. A second story is a big structural job, and it starts with confirming your home can carry it. We plan the framing and structure carefully so the new floor ties in safely and looks like it belongs.
A remodel changes the space you already have. An addition gives you new square footage. Some projects need both. If you love your location and just need more room or a better layout, building on is often worth a serious look. We'll help you weigh it honestly.
Yes. In-law suites, primary suites and guest quarters are some of the most common additions we build. They give family and guests their own space without everyone living on top of each other.
No. We focus on custom homes, large additions and full remodels. That focus is how we give every project our full attention. For small repairs, a local handyman is your best bet.
Yes. Barndominiums give you open living space with a shop, garage or storage built right in, and they're one of the most requested builds we see right now. We build them alongside traditional custom homes.
Not usually, and we'll be straight with you about that. Built right, a barndominium costs about what a custom home does. People build them for the space, the shop and the character, not the savings.
We build both, so we have no reason to push you either way. It comes down to your land, how much shop or storage space you need, and how you want to live. That's a great conversation for your consultation.
We build across Northeast Ohio, including Stark, Summit, Medina, Wayne, Holmes and Tuscarawas counties. Have land outside those counties? Reach out. It depends on the location and scope, and we're happy to talk it through.
Yes. We look at your land during the consultation and plan for site prep, access, septic, utilities and anything unusual about the property before construction starts.
We'll walk you through everything your project needs. In Northeast Ohio that usually means local zoning first, then the building permit, then the county health department if you need septic. The goal is that nothing stalls your start date.
We're a family-owned, second-generation builder in Northeast Ohio. Josh's dad started the company and named it; the family comes from Winesburg, Ohio. He ran it for about 25 years before Josh took over. Framing is our core trade, and today we build custom homes, large additions, full remodels and barndominiums.
Our size is the advantage. Bigger companies spread their attention across dozens of jobs. We take on fewer, you work with the owner directly, and every project gets the same standard of work.
Three things:
Book a free consultation. Tell us what you want to build and we’ll give you an honest read on what it takes. No obligation, no pressure.
